How do I clean out the gutters on my patio and house?

As experienced patio builders, we get allot of questions in regards to maintaining patios.
Maintaining your gutters is a must especially in Brisbane with our raging summer thunder storms and our occasional days of showery weather over the coastal suburbs in autumn.

Keeping your gutters free from debris can prevent your patio gutters from overflowing and can stop water from leaking into your ceiling cavity. Dried out leaf litter can also be a fire hazard. Keeping your gutters clean can save you allot of heartache and money in the long run.

If you are finding your gutters appear to be overflowing and excess amounts of rain are making their way onto you patio or you have issues with your house leaking internally, don’t call a professional just yet. It might be time to get up on a ladder and take a look for yourself to see how clogged your gutters are.

Gutters can get clogged with leaves, twigs, toys and any other fragments that may have found their way into your gutters over a period of time.

Cleaning your gutters is a simple job and can help prevent other problems like blocked downpipes. You can do this job yourself with the most basic equipment.

Tools you will need:

  • Ladder 2.4-3.9m in length
  • Multipurpose Plastic Bucket
  • Bannister Brush
  • Gloves
  • Ladderlimb
  • Scraper
  • Hose
  • Gutter cleaning attachment

Step1 . Prepare your equipment

When working with ladders, you must be very conscience of your safety. Before beginning cleaning your gutters always take note of any power lines.
Another optional piece of equipment is a Ladder’s Little Helper, which holds your ladder steady and stops your ladder from scratching the gutter. You can buy this from most hardware outlets.

Step 2. Clear the gutters of rubbish and debris

With your gloves on and one hand on the ladder start to remove any rubbish and put it in the bucket which is hanging from the ladderlimb. Use your scraper if the debris is sticking or the gap between the gutter and tiles is too narrow. Once all of the bigger stuff is removed, you can give the gutter a good sweep with the brush. Keep moving your ladder along and emptying your bucket as you go.

Step 3. Clear out the smaller debris

Once you have removed all of the bigger debris you may find there is still some smaller stuff left behind. You can wait until the next rain or you can attach your hose to a gutter cleaning attachment and wash it away.

You will find that by cleaning your gutters regularly you will have fewer problems with any water overflowing onto your patio or into your home.

If your gutter is still overflowing after a clean then you may find your downpipe is blocked. The best way to clean your downpipe is to get a hose and a high pressured nozzle. Put the hose down the downpipe to clean it out. If you find it is still blocked you may have to dismantle it to see if there is anything clogged inside.

If all else fails, it may be time to call out an expert.

Choosing the design, style and materials for your patio

You think the hardest task is over, you have decided you want a patio and now you’re going to get one. But don’t be fooled, there are more tackling decisions to come like, which materials are you going to use, what style are you trying to achieve, what design is going to best suit your home and who are you going to get to build it? Well I am here to answer all of these questions for you.

At Additions Building Company we work with two types of roof sheeting, insulated and single skin. There are benefits to both styles but what it ultimately comes down to is personal preference and how much you are hoping to spend.

Insulated – Insulated roof sheeting comes in two different styles, a ribbed profile and a corrugated profile. I recommend choosing a profile and a colour that suits your existing house roof. Insulated roofing keeps your patio are cool and minimises any noise from rain or storms. The insulation will not just benefit your patio area but will also benefit your house by cooling down the area in which it is attached. I find this is great for people who have a living area that may get belted by the sun.
Insulated roof sheets also span a greater distance therefor minimising the amount of posts needed and allowing more room to entertain. These roof sheets also allow for concealed electrical work meaning you wont see any messy cables for lights and fans.

V-Line Single Skin – V-line single skin roofing is a cost effective way to add a stylish patio roof to your home. It has a high gloss finish giving it a modern appearance.
Single Skin roof sheets come in 2 different thicknesses allowing for excellent spanning capabilities. There are also 20 colours to choose from, so selecting a colour that matches your existing house won’t be a problem.

Style

When it comes to picking a patio you really need to decide on a style you like. Do you like an earthy feel bringing natural elements into your space and home or do you like more of a clean, crisp feel. If you have natural timbers in and around your home or enjoy the outdoors then I always recommend incorporating timber into your patio. Timber beams and posts can really set a patio off and give it that wow factor. If timber does not suit the style of your home, you can always opt for steel beams and posts. Steel beams and posts can make your patio seem more modern and contemporary giving your patio a feeling of elegance.

Design

The design you decide on usually will depend on what best suits your home and your needs. Patios can be designed in a gable style, skillion style, fly over or free standing. When deciding on a design it is always best to talk to a roofing expert to work out the best patio style for you. Choosing a Builder

Often this can be the hardest part. My advice to clients looking for a roofing expert is to look at their client reviews. Ask for the last three client phone numbers of recent work and find out from the client if they were easy to communicate with and whether they were happy with the work. Don’t always go for the cheapest quote as the cheapest quote can sometimes mean a cheap job or an unfinished job. Ask lots of questions like, is my stormwater being connected for this price? Will a certifier come out and give me a final certificate? Often clients can go with a builder without realising they were only doing half the work. Always check their QBCC Licence before signing a contract. If you have any questions phone QBCC. Make sure you can communicate easily with the salesperson and ask if they are a builder themselves. If the salesperson is a builder it generally means they know what they are talking about, they understand the building codes and they are more likely to add any extra touches to make your patio great.

Deck Maintenance – How To Clean and Oil Your Deck

If you live in Queensland then you know the entertaining season is well and truly upon us but if you are an entertainer who has a neglected deck, then you might want to get it into shape.

Getting your deck looking good before your guests arrive doesn’t have to be as difficult or expensive as it sounds and maintaining your deck regularly will not only make your deck look better all year round but it will also prolong the life of your deck saving you money on replacing decking.

 

Tools required for cleaning and oiling your deck

  • Hard bristled broom
  • Laundry washing power
  • A bucket of warm water
  • Hose
  • A good quality decking oil that your budget allows
  • Lamb’s wool decking applicator
  • A decking oil bucket (for easy application)

How to oil a deck in seven easy steps

1. Clear the decks! Before starting your cleaning project, insure all furniture has been removed from your deck.

2. Wash it. With your broom remove any loose material from between the boards, give the deck a really good sweep. Mix your laundry washing powder in a bucket of warm water and scrub the deck with the broom. Rinse thoroughly with a hose.

3. Ensure it’s completely dry. Once you washed the deck, go make yourself a cup of tea and wait for it to completely dry. This is an essential part of oiling your deck as the oil wont be as effective on damp boards.

4. Plan it. When the deck is dry, the next step in your deck maintenance is to map out where you will start and where you will finish applying the oil. This means less waste as you won’t go over areas where oil has already been applied.

5. Apply deck oil in long strokes. After stirring the deck oil, start applying it. A long, continuous application will ensure the best finish so don’t make stabbing thrusts when applying. Leave to dry.

6. Second Coat. The final step involves applying a second coat. Always use less oil on the second coat as excess oil may pool and leave a mess – a real trick for people learning how to oil a deck!

7. Time for a roof! Along with regular maintenance, a deck will always last longer in Queensland if you have a roof over your deck to protect it. Gone are the days of the old corrugated sheeting and timber beams, you can now get stylish, insulated panel which adds an element of luxury to your roof and keeps your guests cool over the warmer months. FAQs

Do I need council approval?

In most cases all class 10a structures whether it is a patio, carport or deck will require a council approval. The only instances where you may not require a council approval is if your structure meets all of the following criteria.

  • is no more than 10m2
  • is no more than 2.4m high
  • no side is greater than 5m
  • deck is no more than 1m off the ground

Why do I need council approval?

All class 10a structures must meet the standards of the Building Code of Australia. By getting a council approval it means the relevant building surveyor has approved all the plans and documentation to say your new patio or carport Brisbane is being built to the legal standard.

Aside from knowing your new structure is being built legally, it also cancels out any unlicensed builders quoting for your work. Having council approval will ensure your job is built safe and properly.

It is also important to understand the laws when selling your property with a structure that may not have a council approval as you can find yourself liable even 10 years or more after the sale.

 

If I have applied for council approval does this mean I have a final certificate?

We get asked this question frequently, as you may think your patio, deck or carport has council approval. There is a difference between “applying” for council approval and actually having council approval.

You may have applied for council approval and received a Form 15 but you do not have council approval until the building certifier who issued the approval, has visited your property and carried out the mandatory inspections on your structure.

Once a certifier has been out to carry out the various inspections, you will be issued with a Final certificate (Form 21), you require a final to avoid unnecessary future consequences and to ensure your job is complete. Without a Form 21 your approval has not been finalised.

Do Additions Building Company do council approvals?

Yes, Additions Building Company does council approvals which include a final certificate. At the beginning of your job, we submit all relevant documentation to our certifiers for approval. At the end of your job we call our certifiers to carry out the necessary inspections, who will then issue you with a Final Certificate.

How will I know if my job has council approval?

There are a few easy checks to find out if your structure has council approval

  • is the stormwater connected
  • did you receive a Form 21

If your stormwater has not been connected and you do not have a Form 21, then it is possible you do not have council approval. Gordon encourages you to contact your local council if you have any concerns about your patio designs Brisbane or are unsure about your carport designs in Brisbane, as the council keeps a record of all approvals.

What can I build without council approval in QLD?

Minor modifications and repairs typically fall outside the purview of council oversight. However, when it comes to constructing new structures or significantly altering existing ones, such as building a patio without council approval, the situation changes.

It is important to note that recent regulations, especially concerning sunrooms, dictate that these enhancements are for the purpose of weather protection rather than as a means to extend living spaces. Understanding these guidelines is crucial in planning your project. Here are some projects that are typically exempted from council approval:

  • Minor landscaping works not altering property drainage.
  • Small tool sheds with a footprint below a certain size.
  • Fences below a certain height, not facing a street.

Features of an Insulated Patio

If you are looking at creating the perfect entertaining area this season with a custom designed patio but want something that is going to be cool in summer, minimise noise from rain and storms and is going to look sleek and stylish then an insulated patio is the way to go.

Insulated roof sheets are available in an extensive range of colours to match your home and are available in either corrugated or ribbed profiles. The sheet itself has a polystyrene core allowing for practically zero heat transfer and a flat white metal ceiling to give the maximum amount of light reflection under your patio.

An insulated patio has a greater span, which means fewer posts and beams, allowing for a more open entertaining area. Insulated roofing has the added bonus of a hidden section in the joins where electrical cables can be run providing a cleaner finish when installing ceiling fans, lights or even speaker wiring.

Due to these properties we always highly recommend an insulated roof to all of our roofs over decks, custom designed patios and in some application’s even carports in Brisbane.

Queenslander stairs

Any tradesman can buy a set of premade stringers and install a set of stairs for you if you’re after something basic, but it really takes a skilled tradesman to design and build a set of stairs that’s a bit outside of the realm of normal. I started learning to build stairs and landings in 1973 while I was an apprentice for a 63 year old stair maker tradesman; he taught me how to build all different types of stairs such as external deck stairs. Due to this I design all of our stairs and over the years I’ve moved us over to specialising in old fashioned Queenslander stairs and stairs to suit older folk, which are a great alternative to wheelchair ramps, however we are still very proficient in modern stairs.

Stairs to suit Queenslanders

Almost all genuine Queenslander stairs were hand crafted from hardwood with hardwood stringers and hardwood treads. Unfortunately these days more and more Queenslander stairs are being replaced with steel stringers with a range of different treads, like concrete or aluminium, which really detract from the character of the house. The main reason for this move is nothing more than a lack of training in the building industry, which has left an enormous gap in old fashioned stair replacement and means a lot of the builders coming out of their apprenticeships have a lack of hand skills. At Additions Building Company I teach all of my staff how to build stairs the old way, if we build you a set of stairs to suit your Queenslander everything will be constructed from hardwood, primed in all the cuts with only galvanised fixings, this way they’ll last a lifetime.

Stairs for older folk

If you live in a high set house you’ll notice as you get older your exterior stairs to get to the back door get harder and harder to climb up, this is a big reason for older folk selling up and moving in to a new lowset home somewhere in a suburb they can afford far away from family and friends. Due to this problem I started building specialised stairs for the older folk. There are a lot of regulations around the positioning, height and length of stairs and landings but we’re able to work within these regulations to build you a set of stairs with wide steps and a low rise, the distance between one step and another. This gives you a great even and stable platform with an easy lift of the foot and if possible we’ll even build a landing midway with a resting seat. We put big stable handrails down both sides of these kinds of stairs for total balance and only build in strong hardwoods; everything is primed in all the joints with an oil based primer and fixed with galvanised nails to guarantee that the handrail will be there when you need it most. This type of stair is a lot easier to walk up than a disability ramp, as a ramp getting up to your back step will become incredibly long and take an age to walk up. While these stairs are technically a lot more difficult to design and build a trained stair maker should always be able to accommodate the home owner and help to keep you in your house for longer.
